Superintendent

Requirements:

  • Must have reliable transportation and basic tools
  • Perform some basic carpentry work as door frame and door hardware installation

Minimum Qualifications:

  • Previous commercial experience required
  • 4 year degree in construction worker management or five years of direct experience
  • Minimum 3 years of proven experience in the construction industry with a commercial general contractor engaged in general building construction;
  • Experience managing self-performed work activities and subcontracted work;
  • Scheduling Software experience a plus

Construction Skills:

  • Understands means and methods of construction associated with the construction and renovation of commercial and institutional buildings typical throughout the greater Colorado area;
  • Has a working knowledge of civil, architectural, mechanical and electrical work;
  • Has a working knowledge of the cost of goods and services; has a demonstrated ability to solicit, evaluate and manage the price, schedule and quality objectives of individual projects;
  • Understands the sequencing of work and the strategy of creating effective project schedules;
  • Understands project cost control and change order management;
  • Understands contemporary software applications associated with managing and controlling workflow.

Project Manager

Construction PM who Thinks 10 Steps Ahead

  • DS Constructors is seeking a Project Manager to join our no-nonsense Project Management team in the NoCo Market. As a big picture thinker, our Project Manager maintains the ability to work together as a team our subcontractors and superintendents in the field. While working as a lead member of a project team, a Project Manager is responsible will provide clients with scope and specification development, permit execution, vendor coordination and quality assurance control systems.

    A successful Project Manager will possess the natural ability to effectively utilize time management and communication skills; scheduling projects and creating and monitoring budgets. An increased sense of urgency and a high level of customer service is required to properly manage several projects and subcontractor crews at the same time; an experienced understanding expenses and payment processes is also required to complete each project within the scope of our contracts.

Responsibilities:

  • Develop and execute comprehensive construction strategies
  • Negotiate and prepare agreements, bid packages, and contracts
  • Coordinate with subcontractors, architects, engineers, and specialists
  • Execute communication procedures and tracking systems
  • Ensure compliance with building codes and regulatory requirements
  • Oversee all construction activities, from design coordination to project closeout
  • Provide regular progress reports to clients
  • Review and respond to project-related documentation
  • Ensure Quality Assurance and SAFETY
  • Prioritize and meet project deadlines

Qualifications

  • 3 years of prior Commercial Construction Project Management experience
  • Proven ability to navigate and resolve commercial construction project issues
  • Capacity to prioritize, meet deadlines, and ensure quality and safety
  • Computer literacy, proficiency in Microsoft Office, Bluebeam, and adaptability to various databases

Estimator / Pre-construction

Requirements:

  • Education: A degree in Engineering, Construction Management, or Architecture, or equivalent experience.
  • Field Experience: 5-8 years of field construction experience (preferred but not required)
  • Commercial Estimating Experience: Minimum 5 years of Commercial General Contractor estimating experience, with experience in both Public (government) and Private projects.
  • Communication Skills: Excellent phone communication skills to interact efficiently with clients and subcontractors.
  • Client Focus: Strong commitment to client service.
  • Problem-Solving: Ability to solve problems effectively.
  • Sense of Urgency: Strong sense of urgency in task execution.
  • Computer Skills: Proficiency in various databases, including Excel, Word, Outlook, Blue Beam, and On Screen Take Off. Experience with plan mark-ups, comments, and takeoffs in Bluebeam Revu and On Screen Take Off.
  • Knowledge: Fundamental knowledge of contract law and project accounting.
  • Communication: Strong technical and interpersonal communication skills.
  • Pricing Process: Proficiency in executing the entire pricing process, from inception/request for proposal to project award.
  • Estimating Experience: Experience with estimating construction projects, quantitative take-offs, bid processes, assembling scope of work, and subcontractor scope review.
  • Construction Documents: Literate in construction documents and drawings, with knowledge of all phases of construction.
  • Work Proficiency: Experience and proficiency in all divisions of work, methods, materials, scheduling, and cost control.
  • Pricing Efforts: Skills to analyze, plan, prepare, develop, document, and finalize all facets included in pricing efforts. An understanding of local cost markets is required.
  • Contract Negotiation: Strong contract negotiation skills and a general knowledge of all construction scopes.
  • Communication: Strong verbal and written communication skills at all levels.
